We handle personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and British Columbia's Personal Information Protection Act (PIPA).

Centum Chandi Mortgages Inc. is an independent mortgage brokerage operating in British Columbia, licensed by the BC Financial Services Authority (BCFSA). Our office is located at 7092 125 Street, Surrey, BC V3W 0T9.

What Personal Information We Collect
Depending on the services you request, we may collect:
- Contact information — name, address, phone number, email address, preferred language.
- Financial information — income, employment details, assets, liabilities, banking information, and credit history.
- Identification information — date of birth, and where required for a mortgage application or to comply with law, your Social Insurance Number (SIN). You are not legally required to provide your SIN, though some lenders or credit bureaus may request it to confirm your identity or pull a credit report.
- Property information — details about a property you own or intend to purchase.
- Application information — anything you provide when completing a mortgage application, whether through our office, by phone, or through the Scarlett Network application portal.
- Website information — see "Information We Collect Through Our Website" below.
We collect only the personal information needed to provide the services you have requested.
Why We Collect It
We use your personal information to:
- Assess your mortgage needs and eligibility.
- Identify and recommend suitable mortgage products and lenders.
- Submit applications to lenders on your behalf and arrange financing.
- Communicate with you about your application and our services.
- Meet our legal, regulatory, and contractual obligations.
- Detect and prevent fraud or error.
How We Collect It
We collect personal information directly from you — through conversations, our website contact form, application forms, and the Scarlett Network portal. With your consent, we may also collect information from third parties such as credit bureaus, your employer, financial institutions, or other parties relevant to your application.
Your Consent
By providing us with your personal information, you consent to its collection, use, and disclosure as described in this policy. For certain activities — such as obtaining a credit report or submitting an application to a lender — we will obtain your express consent.
You may withdraw your consent at any time, subject to legal and contractual restrictions and reasonable notice. Withdrawing consent may prevent us from providing some or all of our services. To withdraw consent, contact our Privacy Officer.
Who We Share It With
To arrange financing, we may disclose your personal information to:
- Lenders — banks, credit unions, alternative lenders, and private lenders we approach on your behalf.
- The Scarlett Network — the platform through which mortgage applications are submitted and managed.
- The Centum network — Centum Chandi Mortgages Inc. is an independently owned and operated franchise of the Centum network (Centum Financial Group Inc.). We may disclose information to Centum and its affiliates where relevant to your application or required for franchise, compliance, or operational purposes. Centum's own handling of personal information is governed by the Centum Financial Group privacy policy.
- Credit bureaus — to obtain credit reports with your consent.
- Service providers — including appraisers, insurers, lawyers, and notaries involved in completing your transaction.
- Regulators and authorities — where required by law or to comply with a legal obligation.
We do not sell your personal information. We require third parties who handle your information on our behalf to protect it consistent with this policy and applicable law. Some of these parties may store or process information outside British Columbia or Canada, in which case the information may be subject to the laws of those jurisdictions.
How We Protect It
We maintain physical, organizational, and technological safeguards appropriate to the sensitivity of the information to protect it against unauthorized access, disclosure, loss, or misuse. Access to personal information is limited to those who need it to do their jobs.
No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
How Long We Keep It
We retain personal information only as long as necessary to fulfill the purposes for which it was collected and to meet legal, regulatory, and professional record-keeping requirements. We generally retain mortgage transaction records for at least 7 years, consistent with applicable record-keeping obligations. When information is no longer needed, we securely destroy, erase, or anonymize it.
Your Rights
You have the right to:
- Access the personal information we hold about you.
- Correct information that is inaccurate or incomplete.
- Withdraw consent to our use of your information, subject to the limits described above.
To exercise these rights, contact our Privacy Officer. We will respond within the timeframes required by applicable law. We may need to verify your identity before acting on a request.
Information We Collect Through Our Website
We use Google Analytics 4 and Microsoft Clarity to understand how visitors use this website. These tools collect anonymous usage data — such as pages visited, time on site, and general device and browser information — using cookies and similar technologies. Microsoft Clarity also records anonymized session replays (clicks, scrolls, and mouse movements) to help us improve the site experience. No personally identifiable information is collected through these tools, and the data is not used to identify individual visitors.
You can opt out of Google Analytics by installing the Google Analytics Opt-out Browser Add-on. You can learn more about Microsoft Clarity's data practices at clarity.microsoft.com. Most browsers also allow you to block or delete cookies through their settings.
Our website contains links to third-party sites, including the Scarlett Network application portal and lender websites. We are not responsible for the privacy practices of those sites; review their policies separately.

We may update this policy from time to time. The "Last updated" date at the top reflects the most recent revision. Material changes will be posted on this page.
